Tina is the unusual combination of professional realtor, emphatic friend and mind reader. I had searched the Sarasota area for a home with different realtors but had no luck getting inside “short sale” homes I had targeted as excellent buys. When I understood that commissions on those homes were frequently reduced or waived entirely, I contacted a lawyer to help me view those properties and offer contracts to banks. To my surprise, he recommended a realtor–Tina. When I asked, “Why would a realtor have any interest in showing Short Sales”, he just said that Tina is a true professional and will work hard to get me into any property listed for sale. Was he ever right! On the first business day after my arrival this summer, Tina had seven or eight properties listed for each of the three locations I had identified, prioritized by me, for the next three days. Because of her extensive knowledge of the market, her grasp of what we were looking for and my previous review of the entire inventory of homes, we found the house that matched our needs and was the BEST VALUE on the first day. Because she was aware that negotiations between the seller and another potential buyer were in process, we made a verbal offer that first day and immediately received a counter offer. On the second day we viewed the important contenders,,. just to make sure one of the short sales didn’t top our chosen home in value. I was tempted that second day to fall for a home that was in the right location but far from value-priced. While Tina could have easily increased her commission by 33%, she professionally laid out the pluses and minuses of each home. My husband and I were so impressed. Even the property appraiser, who visited at my request, remarked on the excellent value of our purchase. To my surprise, Tina’s efforts didn’t stop then. She contacted surveyors, pest control companies, pool companies, landscapers, handymen, contractors, roofers, and seawall engineers for free inspections and repair estimates. She had us sort through three home inspection companies so that we could chose an inspector and know absolutely everything about the house before we were bound by contract. In addition to all this, Tina has been a keen source of knowledge about the community and community services. I have bought and sold homes several times in my life but this time there was no worry, only a lot of fun. I feel like I could have just let her go out and chose the right house without us.
